President

Attorney Robert Pellegrini is the founder and president of PK Boston Law, where he advises clients on commercial real estate, development, and business matters with a practical, deal-focused approach. His practice is centered on helping property owners, developers, landlords, and business operators structure, execute, and protect complex transactions.
Prior to founding PK Boston Law, Rob served as Senior Attorney for Cumberland Farms, Inc. and Gulf Oil, where he managed a high-volume portfolio of real estate and development matters. In that role, he was responsible for site selection and acquisition, permitting and land use approvals, project team coordination, schematic design, construction contracts, and related dispute resolution. This in-house experience continues to inform his pragmatic, business-oriented counsel.

  • Rob’s current practice spans the full lifecycle of commercial real estate and development projects, including acquisitions and dispositions, leasing, construction and project structuring, zoning and permitting, and condominium creation. He regularly represents commercial landlords and developers, with a particular focus on retail, office, and industrial properties, as well as tenant build-outs and ongoing asset management issues.
    In addition to his real estate work, Rob serves as outside counsel to closely held businesses, advising on entity formation, contracts, and strategic transactions. He also assists clients with trademark protection and provides estate planning and probate services, particularly for business owners seeking to preserve and transition assets efficiently.
    Rob has represented a wide range of clients—from national retailers and energy companies to local businesses, lenders, and nonprofit organizations—across industries including retail, convenience stores, petroleum marketing, banking, franchising, hospitality, and private education. He has extensive experience navigating regulatory and compliance matters, including appearances before local permitting authorities and the Massachusetts Architectural Access Board, as well as advising on issues arising under the Petroleum Marketing Practices Act.

Michelle Bessette Oliveira, Esq.

Vice President

Michelle Bessette Oliveira is  Vice President at PK Boston Law. Licensed in both Massachusetts and Rhode Island, she brings nearly 15 years of experience advising clients across a broad range of real estate and estate planning matters.

Attorney Oliveira’s practice is defined by her comprehensive understanding of the real estate lifecycle. She represents clients in residential and commercial transactions, as well as in default servicing matters, including foreclosure and eviction. Prior to joining PK Boston Law, she practiced at two of the region’s largest default servicing firms, where she developed extensive experience in foreclosure processes, title review, and post-foreclosure disposition. This background allows her to identify risks early and provide strategic, solutions-oriented guidance in both routine and distressed situations.

  • In addition to her real estate practice, Attorney Oliveira advises clients in estate planning and probate administration. She works with individuals and families to develop thoughtful estate plans and assists fiduciaries in navigating the probate process, often addressing real estate assets as part of estate settlement. Her combined experience allows her to provide seamless guidance where real estate and estate matters intersect.
